In Arizona, it’s pretty hard to get evicted, you have to essentially not cooperate with the landlord to get evicted.

I'm thinking you need to approach it with her in a cooperative spirit.

That she sublet the apartment and didn't expect any problems, but that she will show up in court and cooperate in the eviction of the subletter. 

A happy tenant will be more cooperative about things, like when you aren't sure when a repairman can get there, or he can get there but it's right now, and the law requires 24 hours notice. 

I will pay for bed bug treatment in my units if I am notified by the tenant IMMEDIATELY and the tenant is fully cooperative with the treatment plan.
