The economy is quite diverse, health care and manufacturing are significant, but no single dominating company or industry, which is something I really like, Unemplyment is exceptionally low at 2.6% to the point where companies complain that they can't bring people in due to a lack of housing.

And I see so it only needs to be the same industry if that’s what you went to school for I worked in restaurants and made like 20k last year while finishing 42 units in community college, I start university in fallAnd from my understanding it doesn’t matter if I only made 20k the first year it would just matter how much I make or projected to make at the current job I go to next I was thinking of putting off uni and just working all year to get approved for a decent one out of state, however not exactly sure if this is the best move because financial aid will give me 6 grand for the 4 months of college I’ve been applying to different restaurants in hopes of keeping it in the same line and working full time with tips would bring in 50k on paper, however there are just so many other applicants so I haven’t gotten one yet.

So if they know that the washer, the dryer, the range, and the refrigerator are guaranteed to function or be replaced by the landlord if anything goes wrong, it's an outsized plus for them versus just the dollar amount it costs for me.I've talked about this before, but most of our tenants work in health care.

I took a leap of faith and left the health care industry to attend real estate school in January 2020 and received my real estate license for the state of Delaware in March 2020 (three weeks before the pandemic shutdown).
