Do you have other exit strategies if the lease option side doesn't pan out?

We are close to the Pacific Crest Trail, Mt Ashland for sking, there is snowboarding, cross shoeing, hiking. 

We live in Carmel-By-The-Sea and bought a single-family home in Pacific Grove in which we built an ADU so it is now essentially a duplex. 

I will tell you this: they lost $35,000 of their own money on their first deal when it didn't pan out and the investors pulled funding due to things that weren't really the syndicators' fault.

As for bite sized goals to get me there I plan to analyze through the BP Calcs at least another 24 leads, and walk at least 8 of those in the hopes that offers follow and one pans out. 

I started looking at single family homes in fall 2018, submitted multiple offers, and got discouraged because nothing panned out.

SB county is relatively underfunded and will probably welcome money as well but right now it is unclear how vacation rentals will pan out.  

While more often they fail than pan out, the ones that do pan out have been incredibly lucrative.

I think through end of this year limits are Canada and Northern US, but will be interesting to see how that one pans out globally.
