Curious as to how many rehabbers put up blinds/verticals for their flips vs not putting anything.

.$50 for missing blinds?!!?

Lease still had 3 months left @ $500/mo, and there was $3k worth of damages (broken window, 2 damaged doors, holes in walls, broken cabinet doors, marker/ink all over the walls from kids drawings, snuck a pet in against the rules/regulations and feces on carpet, blinds ripped up) plus typical cleaning and turnover fees.....only had $450 in security deposit which I of course held.She left and didn’t bother sticking around to turn in keys so I posted notices, etc. and after several days and 4 attempts to contact, finally removed all the junk, rekeyed, and fixing up and now have a new renter set to move in 3/15.

The city and the county largely turn a blind eye to the Hispanic population that is here, working, contributing to the culture.

I hated blindly cold calling people.

Also, thank you for bringing up the issue that they'll be less likely to take it upon themselves to pain if it's already painting, we use so much of that same thought when are preparing a unit for lease, it's one of the reasons we ensure that we put up blinds on every window or provide a shower curtain liner with every turnover, some may scoff at the un-needed work but, it 1) ensures it is done correctly; 2) it saves the property condition and on property wear and tear; 3) sets level of expectation bar a little bit higher.

If the turnkey provider owns all the companies that "take care of you", you are in a blind monopoly of services and have no oversight and leveraged trust.

If you were to follow your plan of action, this may blind you and you will think, "well, I've done two flips so I guess this property should be my rental now".

Is there a successful strategy for this other than jumping on zillow and blindly throwing a dart on map?
