The folks giving the advice are kind, intelligent and it is great that they are sharing their knowledge, but they are wrong and if you follow the advice it could cost you a lot. 

Excellent plumbers, electricians, and HVAC guys also have another top-paying network that appreciates good, fast emergency work with actual money, the reasonably competent, reasonably intelligent self-managing self-fixing small landlord network.

You need to get the actuals of her income statements and I'll bet there are products that would meet that.Couple that with an intelligent conversation about risk and opportunity cost of selling without a 1031 or holding into a soft market.

You may have to do some digging to identify those markets, but they're out there.I can't speak intelligently about most businesses, but I disagree that negative cash flow is an acceptable way to buy a rental property.
