I'm in Los Angeles and looking for triplex and fourplex properties for a house hack investment.My question is about estimating rehab costs for the possible properties I have found.Considering current inflation and materials shortage I'm looking for guidance in estimating various rehab scenarios.Light cosmetic rehabANDMedium rehabbing - i.e. adding a bathroom or converting a garage to and ADUAnyone have a PRICE/SQFT. guideline that they currently using to accurately estimate their rehabs??

Apple, Google, Xerox, Fuji film, and Meta are all coming into the area. 5k people a month move to the area which has created a housing shortage, rent spikes, major appreciation (not just due to inflation) and you can still find single family homes for sale on the MLS in good condition for ~250k+ Tenant-landlord laws are landlord-friendly and taxes are low.

Yeah, there is a ton of new construction going up however there is also a major labor shortage causing labor costs to rise as well.

Most importantly the property values are doable and there are never a shortage of qualified applicants who make a good buck and are just looking for a place to hang a hat.Lastly you can always sell it because someone is always buying around there.
