You need to get your own lock box key..think of listings there are showing instructions... no where does it say you as a listing agent must show up and open a house for a person who just has a License.. the license gives you no special privileges within the MLS system.And for that reason even though I don't sell Real Estate I am a member of the board and the MLS system so I have my own lock box code.Especially in CA were there are literally 50,000 or more licensed agents who knows who your letting into the house.. there is no way to track said person down if something goes missing etc... if you called me on the phone and simply because your a broker wanted the access code it would be hell know..

That being said, you might want to charge a higher rate for the renter having the privilege of terminating the lease in the middle of the winter or other unfavorable seasons where vacancy is higher. tenants like having options, so maybe you can consider presenting them $XXXX at 12 month lease, or XXXX plus $50-$100 for a month to month option.

Also, I believe that you will have to disclose that you are a licensee, and that you are not utilizing your licensee privileges during your wholesale deals.Lastly, wholesaling is functionally very similar to 'net listing' which is where you list a property as a salesperson, and agree that the seller will obtain $X when the house is sold, regardless of the price for which it sells.
