What have you gathered so far from observing? 

The above observations are solely on the buy and sell side. 

I plan to be as observant as I can because i obviously have an interest in learning repair estimates for myself.

As a real estate investing coach with a strong track record of success with my clients, I can share a few of my observations...1.

From a cursory observation, it looks like everything was lumped under one forum, rather than having some sub-forums.

You can proactively help by answering questions on the forums, welcoming new members, commenting on blog posts, and telling about your own experiences and observations.

In my experience, most REO listing agents are high-volume, low drag (this is not a knock on them...just an observation about their business model) - meaning they aren't looking to show the properties themselves and work both sides of the deal - they expect you to work through a buyer's agent.

But it also further validates what I'm observing - That it seems rare and unlucky to buy a property subject-to unless you are paying market value for that house.

I know this could be viewed as a generalization but just stating some basic observations.

I'm planning to go to the Tarrant county auction this week to observe the process and maybe meet other investors in my area.
