The house was built in 1951 and has hardwood floors beneath the carpets that could be refinished.  

When judging a dog, I look at the potential of them ruining my hardwood floors, destroying my backyard, and tearing up my door jambs/doors.

I have no problems getting applicants however my properties in this range have hardwood floors, carpet , two and three car garages, high-end appliances, and granite countertops.

I also have hardwood floor's in my properties that are quickly ruined by large dogs.

So I think legally I would have to give him an application to apply for my room like I did for everyone else, And if he is approved then the other roommates will have to deal with it.He wants "my" room in this particular apartment because of the hardwood floors and he does not want to live with other males for personal reasons.Anyone's input on this would be great!

No it's not hardwood, it's actually vinyl plank.

Something hardwood-like, and in a traditional color that won't be outdated any time soon, like natural wood and not the latest gray colors that are already outdated.I guess think about if you were buying, what you'd be looking for that would matter more to you now, and other things that you would be willing to deal with later.For so many people who have pets, hardwood flooring matters the most.
