As a New Wholesaler, I am trying to figure out the best ways to conduct my time and focus on my strengths and rather outsource my weaknesses.

Personally, I utilize 3 different management companies in Indianapolis because each company has varying strengths & weaknesses and different management companies are appropriate in different situations (location, amount of renovations required, etc).

My husband and I are total opposites, but it is great because each of us is strong where the other is weak.

There are many different market places with different strengths, specializations, and weaknesses.

Bad tenants can cause you terrible problems and both these candidates are relatively weak in my view.

The weakness there is that you've disclosed your highest offer. 

If you set up your initial lease with that in mind you should not have much of a weakness moving forward.

That it "hasn't been proven" is a weak argument, they said the same thing about LLCs 40 years ago and now look where we're at.

But the best bit: live/hack where you live/know but MOSTLY: take a year and find the property manager asap;  that has always been my weak link.
