As my real estate business has grown I realize now that this is just a minor expense necessary to protect you, just like insurance. 

Canada has been a little slower in tightening regulations here, so you will encounter many "gurus" - both home grown and from the U.S.A. - espousing methodologies which may eventually run you afoul of the CRA and regulators here in Canada.If you search here on BP you will find many threads on Lease and Option agreements and tenant buyers.  

The turnkey model has grown too big for its own good.

Those had equity in a year and have grown 40%, but I don't think you can bank on that and you don't need to.

The population of the Decatur itself has decrease since that time but the surrounding communities that make up the larger “metro” area (term used loosely… total population is only 100,00ish) have grown.
