I second @Brian Flack's suggestion to buildup the cashflow and use that to tackle the rehab.  

@ hit the fan hahaI have one great all round maintenance guy, if I could find another I would seriously consider putting both on payroll as I'm sure they could smash out a full blown rehab within 2 weeks.Besides them I do have a few decent contractors that I haven't fired yet hahaBetween the payroll guys and the contractors we could easily tackle 5+ full blown rehab deals per month.Thanks and have a great weekend.

GC and I decided repairs were more than the property would resell at and I’m not too comfy yet with tackling some advanced strategies on making this work, so I said “no thank you” and went to my car.Here’s the kicker: the GC and I stood by our cars for a while and the seller’s relative got tired of waiting for us so he locked up and left.

.$3-6K seems like a lot but I like to tackle these things myself, so if you have the time to prime the whole house yourself I'd take that route but certainly have a pro do the duct cleaning.To us non-smokers that smell is instantly evident, and it gets everywhere so you've certainly got a project ahead of you.

Hop on pinterest and poke around...there's tons of DIY stuff you can tackle in a weekend that might make someone be willing to pay more.

and my partner and I live in a two story house and we've already had the discussion on what type of remodeling we'd be doing to the downstairs when attempting to tackle the stairs to go up to the bedrooms gets to be too much of a hassle.  

There are hundreds of horror stories for any type of scenario we can think of, but there are also hundreds of thousands of success stories...some of them being mine, where non-licensed parties perform small jobs that no licensed contractor will tackle if the contractor or rehabber wishes to stay in business. 

Actually, I once chased an auto burglar and tackled him in Bob's back yard.
