You might want to soften up the soft sell sales pitches errr posts you are making trying to get people to join your program.  

By the time I add in closing costs, rehab expenses, soft costs (on the out), I'd be losing money.   

Divided into hard costs(known) and soft costs(unknown).

If they don't.... well if you read any of my other things on PM I speak of my philosophy of management called an "Iron Fist in a Velvet Glove", the soft approach doesn't work, than it's all Iron Fist, and I mean that in the most tyrannical ruler means possible, the only measure I have stronger than that is when I call up the lawyer which we refer to as "The Hand of God" because thats the level of destruction she can bring down.

The cleaning is looking to cost around $10k alone - and this doesn't include replacing soft furnishings, or the HVAC system - as we have flexible ducting and Colorado meth regulations don't allow the cleaning of flexible ducting.Not to mention we've had to move out and find other accommodation until this is resolved - which is looking to take 4-8 weeks.My insurance have said they don't cover the cost to remediate meth contamination, but I've not pushed hard on them yet, as I was waiting for the test results.Any help / advice would be much appreciated! 

BTW I just bought a 2021 Jeep Wrangler 4D soft top so totally looking to go off-road and get into the Jeep community too.

I lived in Nashville/Brentwood for a couple years so TN also has a soft spot in my heart.
