The price was great the cash flow looked good to great but when we went out and physically looked at the property...needed new roof, siding repaired or possibly replaced, scrap metal everywhere and a hand full of other small items, plus area rents were lower than what this place was getting and the buildings around were nothing to write home about.

I have a 60 day cancellation policy and an iron-clad rental agreement which my lawyer put together. 

Siding and roof are metal and it has CH/AC.

To install them, you do drill right through the asphalt shingles, but any reputable installer also installs high quality metal flashing over every penetration to prevent leaking.

I've NEVER heard of a braided metal hose failing.  

Feel the urgency you're going to feel in 6 months now and get the peddle to the metal.  10x your effort and find an Agent friend that can put in mass offers on your behalf but don't bombard them. 

@Adam Craig I would replace the white metal post with wood or encase it.

They asked $19,900.  3 bedroom, one bath, a hundred year old house, metal roof, tree hit it. 

It was hard to find the place because junkies stole the street signs for scrap metal.
