Only this time the tenant is not responding back via text or phone or email about when someone can come to the proiperty to fix the crack in the ceiling and the sound of water he hears coming from the roof that he can also hear in the walls when it rains and he really hears it more intense;y when it storms. 

There was quite a bit of deferred maintenance on the property and the parking lot had to be re-paved but nothing too intense had to be repaired or replaced.After we purchased the property and put a new PM in, the first thing we did was make a call the local housing authority in charge of section 8 and seek rental increases for the few subsidized tenants we already had.

I had good intensions, but I wasn't totally truthful.

I think looking back into someone's court record over 16 years ago is a pretty intensive screening.

It is a little online banking intensive but you control everything. 

I haven't tried to put it down over subfloor yet because it calls for a layer of luan first at a cost of about 0.25/sqft for the luan and at that point it will probably be less labor intensive to go with a click vinyl or a cheaper laminate. 

When I finally got into the property the urine smell from her cats was so intense that anyone who entered the house had an issue with it.

Also, they're in an intense academic setting, so they're heads down in books and study sessions ALL THE TIME.  

Getting it stabilized may be more labor intensive early on.

Make decision that do not cause further intense complications on you.
