As HUD states, you can require "reliable" sources, which could be within your local region (unless the applicant is new to the area), and explicitly reject "online" sources.You also can still have "reasonable" restrictions, such as requiring a recent Veterinarian report that proves the animal is in good health and well cared for and identifies the breed, weight and other identifying elements.

I am closing on the sale of my rental property (a two family row house) and weighting my next options: cash out and pay the capital gains tax for my next home or find another investment property for a 1031.During my initial research I found a particular property that has a main house (where my family could potentially live in), a small cottage that is currently being rented, and a three car garage with two apartments.Would this qualify under a 1031?

However, if the police/city felt they had enough evidence to actually issue you a fine as a result of the tenant's behavior, then that would carry a little more weight and I personally wouldn't have any issue pushing the cost of the fine back onto the tenant.Anyway, something to consider for your future leases.
