@David Lu I'm actually doing the renting, so I am listing the property on Airbnb and messaging guests and handling the cleaners.

It is safer, cleaner, easier, let's not forget how much it may have cost you to take your time not to mention GAS to drive to a bank to get a cashier's check?

I'm okay with someone else getting paid to do some work, but I don't want to get taken to the cleaners.

I will endeavor to proof my messages in future.I would rather do REI your style, owning-wholesaling rather than assigning - as it appears to be a cleaner & more attractive way of doing business. 

Can you tweak your formula to make it better, more even efficient, cleaner?

They probably did get it serviced (by the cheapest guy they could find), it probably was ‘professionally’ cleaned (using the cheapest cleaner they could find) etc.
