Before you end up in these situations.This tenant is yanking your chain. 

I made a post (in hindsight it should have been a bit more sensitive to the situation, I just thought a bunch of grown men and women who are a bunch of self proclaimed badasses could handle some constructive critisism) that explained financial literacy should be on everyone's mind once we got paid.

Currently, the yard is messy with grown up weeds although it was originally lawn bedded.The front yard is a decent size (1000-1500 sqft) with lawn (also lots of weeds).Can anyone suggest how to landscape the backyard (low maintenance and low cost, and nice looking!)

Its a pretty big chunk of paperwork (and of course all those applications and permits have fees) but nothing you can't handle.Condo's can be tricky- as Airbnb/VRBO have grown, many HOA's have banned short term (less than 6 month) rentals.

You're on the right track- we've grown our portfolio from nothing to 6+ properties by househacking, there's really no better way to get started!
