I visited a friend in San Diego a couple of months ago and she was living in a tiny bungalow in bad shape, but in a cute neighborhood close to the zoo, and she said that their landlord wouldn't sell it for less than $400k, so I can see how a house that's only 10% of that must seem like a tear-down in a slum, but it's not. :-) 3.

If it is a decent sum you might want to take the cash now and call it a day.If it's a tiny amount tell them the amount will keep growing with penalties and interest daily and they will be garnished. If they have any money this motivates them to say so.With a small amount you are better off over the long haul extracting the money from them and let the judgement company hound them and go after them.No legal advice.

I'm chuckling because I once showed a tiny condo to a man who claimed to be a truck driver, who would only sleep in it a couple of nights per week, it would be cheaper than a hotel, for some reason he thought that meant he didn't need a background check.

They will just foreclose off or have the listing broker/ agent negotiate tiny releases on the short sale approval. So if one lien is 10,000 the creditor might release for 500 to 1,000 but still reserve the right to come after the debtor at a later time for the remainder of the balance. At this point really you can just watch the property.
