and sign all documents in the name of that LLC Brent it is my sincere opinion that if you are licensed in Ohio you can go do an option contract, do a lease option contract, do a wraparound mortgage purchase, and you can acquisition ant way you want.Just be clear that your acting as a principal and not as an agent with a fiduciary dutyWhat you declare is you're not acting as an agent and you're acting as a private business owner for profit motive, Ex you can go put an option contract on a house that ARV is 200k, and offer 110,000 if it's free and clear, and assign it for 10kYou're not acting as in the capacity of a fidiciaryIf you do the same thing without a license I think the Ohio commission is going to be yelling at you down the road, maybe not today but down the roadNow before you market the property you actually own title, you could buy it on subject to or wrap and you have title, then you market for the property legally IMHO you're acting as a principal and owner before you market for resale
