Then call it even.They probably watch Judge Judy or Maury Pvich all day and see all of the slip and fall commercials from dirty lawyers promising big paydays.If you pay them anything, give them free rent, or a new parking space, they will just want more.

My suggestion is to find the Counties you are thinking about investing in such as Hillsborough County, Poke County, or Orange County for example.

We were holding meetups here in Orange County for about 6/7 months leading into the pandemic and we always got a mix of people barely getting into real estate, people kind of involved own a property or 2 and then a handful of people that have been doing it for years and have many properties.

There is a 2 bedroom apartment for rent at 217-19 Lark Street for $1,225 a month, a 2 bedroom basement apartment at 208 Orange Street for $1,200 a month, and what looks to be a renovated 3 bedroom at 199 Lark Street for $1,800 a month.
