Good live music at Harlow's too.I do a mix of in-town and country, but I'm picky about the in-town neighborhoods because I don't have much difficulty with rent collection and I'd like to keep it that way.I see plenty of rehabs each year, it's just a matter of finding the ones where the numbers work as long-term rentals.

Real estate is fun for them but they don't want it to get in the way of their real passion.Turn Key and other passive RE  instruments can be great for your involvement because they allow you to indulge but limit your involvement to the tertiary.

So you may need to look into this as you said you want to be able to use the assets.Trust instruments are also costly to set up and require annual tax returns to be filed.I hope I was able to answer your question without going into a tangent.
