The county will do their best to respond and stand up for codes and laws, this we know, however the burden they carry in modern times is sometimes much greater than they can easily manage.The point I am getting to is this: more absentee landlords and more rental properties means more local tenants who most likely have not been told county laws and whose lease is probably the standard, off-the-shelf issue, not requiring anything like a basic understanding of respect for neighbors (no cars left running, no loud noises at night, no barking dogs at midnight).

It's just not enough power for today's modern standards according to inspector's report, but again, we don't use washer/dryer in units, no a/c either.

Were you the first in the neighborhood with modern style? 

I save $$$ big $$$ every year because my lead tech takes the time to try to walk the resident/tenant through the problem they are having and resolve via phone if possible.My favorite hero call every time, is when it is 20 below and tenant calls with a furnace out issue, turns out it is simply the batteries in the thermostat, many people do not know that the thermostat in nearly all cases (except for a modern nest) are not direct connect/direct wire and are powered via battery.

Scale, hardwater, well water with sand in it, debris from flushing hot water tanks, debris from dip tube failures in the hot water heater, all play havoc with all modern fixtures.

We didn't end up using them as my wife wanted a super modern look and we ended up going IKEA.  8 months later we are happy with our IKEA kitchen. 

There was a 1950s mid-century modern there.

I suppose if I wanted to move into the modern age I would probably use QuickBooks by Intuit.
