If the reason you’re keeping their deposit is based on money, create a file that documents the amount owed.If the reason is damages…take pictures (hopefully you have before move-in pictures)keep copies of all receipts in your recordsget invoices from contractors and receipt of payment from handymenSend a notice to their last known address.

It is crucial that you submit  your draw invoices the same way you submit your initial bid during the acquisitions period.

Whatever needs to be fixed, cleaned, etc is done by either a handyman or cleaning crew, paid for out of their deposit, and we send the balance of the deposit back along with copies of the invoices from our expenses.

Save it up, and do the dang thing.

I target these 2 demographics because they make dang good tenant's.
