Great way to free up equity for "cash buys" before refinancing or selling.I did get an original thought reading this thread though I don't know if it would be a good idea until I crunched the numbers, would getting a heloc be a way to get around the 6 month seasoning rule for cash out refinancing?  

Crunch the numbers on properties under 100k and you’ll be pleasently surprised.

We are in such a crunch for housing here I don't think this would leave me hanging.From my current research:* The water main goes right in front of the property, and has multiple hydrants.

But I will do a little more numbers crunching.

In the present credit crunch many of the funds in trouble are the ones who received margin calls when they did not have the spare cash in the account.

But I was in crunch of time having being out of town and back to lend her the key and her being a Teacher I kind of trusted her. 

So crunching the numbers before buying the property I knew that if I was like those other people getting 1300-1400 per month that I would not be doing well.
