thank you so much for the input, I believe right now both units are under market rents the average rent in the area is 1100$.beside location, the duplex itself comes with extras many don’t have a deck, walk out basement, extra bathroom and a garage.

I was there to restain the deck and paint the stairs and railings.

(walkway, deck, underground utilities etc) Do you have an existing window to convert?

New deck would have been nice and maybe added another 5-10k in arv but in reality mechanicals, roof, and unit appeal made a bigger impact.

Updated and serviced old oil tanks and the deck.

This is an old home surrounded by all newly built condos with roof top decks etc.

Solar, propane for heater & shower, mini split, fridge that runs off DC, tongue & groove ceiling with puck lights, farm house sink with butcher block counter tops, full bed with storage underneath, 3 seatbelts connected to couch that turns into 2nd full bed, all electric is stored under bench, an induction stove top, fully furnished with pots, pans, and work out essentials, and our favorite part: A ROOFTOP DECK to enjoy the sites.
