Yeah I'm about 10 minutes from gate city.

Lot of the projects on gates are like the ok coral.

James Perez city gate is a big one in the area and I think capstone may also consider it.Not sure about the min number of units they will manage since we have been looking at 200+ units.

Currently we are replacing the roof, gates, and fencing.

Additionally, you very probably could be dipping into your own funds when something major like roof or HVAC needs repaired/replaced.While your basic plan is a good one - if you are certain of eventual redevelopment of the area - but any purchase needs to be profitable out of the gate and not "maybe" in the future.  

This was an isolated situation in a gated upscale area of the OC.I got a better scoop today from the agent who is representing the investor.
