Where makes sense to you based upon your workplace and budget?

For quality of life, you probably want to limit your investigation to within a 20 minute commute of your workplace.

I am used to living with multiple house mates and also feel the nearest multi-family homes would still be too far from my workplace so this is my attempt at the idea of house hacking.I am a little more comfortable with this idea because  I will be living in the unit and as a student myself, I know how much students are willing to pay for a master, living room etc which will hopefully help me analyze deals better. 

b.Want to have: fenced yard, cul-de-sac street, close to certain work place etc.By having this written out and prepared your agent will then be able to narrow down what it is your looking for and show you homes that meet your needs and wants.

I would be grateful if you know of any area that is more appropriate for investing and is accessible to my workplace by public transportation.

I'm going to keep calling her references and try her former work places again.

If you're referring to having someone go personally serve a tenant at their workplace, then that should be fine because it fulfills the personal service requirement.

Not sure what your job is at Amazon... it's not a 8-hour day kind of work place. :)  I live in West Seattle.
