I do well, at least enough to go on vacations as a family, put money into high yield savings accounts, max out the ROTHs and add to investments when I can with money saved in savings and checking accounts.

Those who do pump out the dividends, don't appreciate anywhere near that.

You don't have to spend a fortune and buy a house directly on the beach to do well, but your starting price point for a viable option in this market is around $350-$450k for a solid 2-3 bedroom oceanfront condo or around $500k for a 3-4 bedroom house within walking distance of the beach. 

Ideally, I would like to use the buy and hold strategy, with a 50k budget to get started.  

I got better terms than I could get with a bank.

the guy told me they are a sister company of another big firm (forgot the name)  that they wanted to appeal to this new generations  the terms sound very interesting,, where do you think we can fing more info on them?

We best do that in our backyard or own sandbox.
