So I own two properties currently (free and clear) and may be picking up a third soon, which I plan on paying for in full at closing.One of these properties I currently own is our house, the second is a warehouse (w/ 2 bays as a rental) and the very likely third property will also be a 2 bay warehouse rental.My wife and I would like to move into a new home somewhat soon, but this potential property came up all of a sudden and I can't see a reason to turn it down.So hypothetically, let's say we get this third property in a month and in 8 months we decide to go for the new home.

You can do that too, just be prepared with a storage space/warehouse or to get lucky on a lot of material.It's easy enough, just follow back from the guys that buy a lot of material in your area to the distributor to the manufacturer.I listened to a podcast one time with a guy who was rehabbing 100's of units of apartments in Texas and he started his own wholesale building materials company and was buying containers of vinyl tile from China and was selling to other apartment rehabbers in Texas.Could you do this?

I ask because I have an opp to purchase a 22k sqft old warehouse near the NIZ (north of Hamilton, West of 7th) and the building needs everything done to it.

In the past few years, he has built himself up a thriving custom car audio shop out of a shop rental space in a warehouse park. 

There are either large/expensive warehouses, that are live/work or there are just commercial artist studios.

Also nice collecting a rent check from the construction company for the warehouse it occupies.
