If you are going to take on the extra work required by an LLC, make sure you have a valid reason to do so.An LLC is useful for two things: anonymity and legal protection.

No point in writing offers that have little to no success of being validated by the lender or appraiser.

However, for me, I would do NOTHING except issue them a lease violation warning and use their uncorrected lease violation as another valid reason to evict them.
