Personally, I would want to have enough skin in the game (equity) so if I needed to unload it, I wouldn't suffer a loss; but that's just me.

Honestly, I'd like to unload it and start fresh.

As well as where everyone gets amazing deals on bulk materials(lumber, flooring, furniture and other fixtures.)We'll be handling telecommunications(phone systems, fiber optics/cat5 cabling, video and networking infrastructure)in house, but anything else you think might be missing from my list or any other advice you want to throw my way would be appreciated!

Cash flow was great but there were some we wanted to unload.  

@Lucero Sanchez You can take your plans to a lumber yard and they'll be able to do what they refer to as a "takeoff" to get the quantities of lumber you need to buy.  

The MLS price is not attracting any offers, so they go back to auction with a lower reserve price attempting to unload a stale, non-performing loan. 

*UNEMPLOYMENT RATE UPDATE*As we lumber through the "4th"/last quadrant of investing in the latter expansionary phase of this economic cycle, I organized some unemployment rate data for some large cities and states in the US to see where they are in the employment cycle, relative to history. 

Leo had to design custom platforms, purchase and cut the lumber, take it up to the designated bedroom and build all of us new mattress supports.

From what I've seen of old redwood lumber it gets very light weight- like balsa wood.

I also know of a few investors looking to unload entire portfolios in the area ($1 mil+ range).
