Most college students (even grad students) are used to living in condos/townhomes with roommates & you can even get plugged into the university's "off-campus" housing list to market your rental.

I started with 2 and wanted to test the waters, so far it’s luke warm.

I instead use my superior intellect to creatively manage my business and the people who serve me in it while I kick back and spend loads of time with my family, posting amazing shots of our living our best lives every day on Instagram and Facebook.I am universally loved in my community and my minions and tenants routinely tell me I'm a angel sent by heaven to help them in their time of need.

Given all of the Than Merrill discussions, I'm surprised there has been no discussion of Trump University from Donald Trump which was active from 2005 until about 2010.  

University Heights is a solid area, and I think with the rapid development that is going on in University Circle, I think it's a great time to invest in that area. 

I know a few investors who do this at Kent State University and are taking 8 room properties and getting $550 per unit.

If you're not working with a local agent to help you screen tenants...I would say the best way to get as many eyes on the property is create marketing material - add to local FB groups and host 2 consecutive open house weekends showing a model unit and amenities.If you're close to any University Campuses - I would also suggest to partner with the university for housing opportunities for upperclass students.Good luck with filling those up!

I wouldn't leave it until Nov to deal with the drywall especially you are in an area where it is warm and humid (mold can grow quickly).
