In the meantime, most of my capital is tied up and I am looking to be Super creative and I have absolutely the time and energy to cold call until i find someone that is game...even if i got to get a property in Alaska.

I see two major areas I will target (NOT exclusively) in 2025.  1.

I used a hard money loan to purchase this off market deal.I rehabbed the upper two units within two and a half weeks and have a renter already lined up for one unit.

I have two vacation rentals in Oakhurst.

Realtor, sorry but in 10 years doing let's just say one or two deals, I have never used a realtor, they do not have them.

You'll back that back in two years; if not earlier. 

When we got engaged, my wife didn't want roommates but was willing to do a two unit situation.2.

I have signed up for two meetups now and look forward to getting this ball rolling.

Thank you Nick - unfortunately it is the name of the game in this space that there will be people with bad experiences, typically when the appraised value doesn't come in as what they expect and they lash out at the lender accordingly (anyone in this space obviously understands this occurrence).
