In the “old” days, people would have the seller pay the lender so as to not “alert” the lender that a property sale had taken place, so that the lender def wouldn’t trigger the so called “due on sale” that’s a part of almost every mortgage or deed of trust document.

If you go this route, consider hiring a trusted property manager local to the area who knows the market well.I have personally owned and managed a multifamily property in Illinois and after selling it I said I would never invest in that state again.

Place these footings strategically after you have jacked the house up to proper level.

You have the ability to grant permissions based on the user's security level, which you determine.

I learned that with an A-Class tenant expectations are higher and had to step up my level of service.

I'm not a typical Realtor perse looking for clients so I don't need the trust factor that may go with the REALTOR symbol in my marketing or anything.

His greatest value is me trusting him. 

You need to connect with people, form trust relationships, learn from others in your area and you'll be surprised how opportunities open up.
