A lot of great options out there for self-managing if you decide to go that route; aside from providing the basics (listing, tenant screening, digital lease creation, rent collection, and maintenance tracking) some services also offer your tenants additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus).

HI Alex, I'm working a very similar transition on the West Coast for a client.

I believe in city of San Diego no parking needs to be provided if within 5 miles of public transit.  

If she is transitioning to a house, she'll need to either do the month to month route or take the leap of faith that she'll find something when she needs to since houses don't typically come up for rent until they're vacant and ready to be leased.
