All of these types of jobs don't require a college education and in many places you can make a great living and save up money to invest in real estate.Bottom line for me is there is not quick fix and no magic pill. 

When another housing recession comes around it may be a harder pill to swallow if you're one of the unlucky ones who loses their job and those out of pocket expenses are harder to take care of.

It's a poison pill you just have to swallow.But all that being said.

Tying up most of my remaining capital for a year would be a tough pill to swallow.For my first property I used Clearview Federal Credit Union for my financing.

They have a tenancy to pill up after some use and washes.

Those fees are allocated to the appraisal, environmental reports, and legal fees so it's a much easier pill to swallow.

It was a tough pill to swallow so I spit it out.  

Evictions are a tough pill to swallow as the new owner since you know that someone went all the way through the system once and had to be forced out.

At some point taxes, inflation etc drive up the rent prices so even if you are just upping it $25 or $50 per month that is a much easier pill to swallow compared to no raised rent and then large rent increase a few years later to make up for lost time.
