BrendanWe typically use a third party servicer as its around $35/mo per loan and they also handle the escrow and end of year tax forms.

They also made the parties sign some kind of disclosure stating they were doing everything legally. 

You have to attract interested parties that are willing to sell you their property cheaply because they need to vacate ownership for one reason or another.

@William Causey depends on the transaction and the parties involved.Agree with @Dennis McNeely on some of the transaction costs.A different issue though is with an Assignment, the buyer gets to see what you paid for the property.

Now the tricky part is creating your underwriting standards and system.

Or it takes a third week for your new tenant to move in, now your negative $200 if all the previous expenses were paid by the landlord fairy.
