-Currently in slab process with all fill dirt in place and compaction tests done January 2023.I have put in effort to connect with people on biggerpockets who are going through the same or a similar process, so here are the positives I have found for my experience:-The price point to this build was attractive.

We manage 300+ units, I've flipped over 75+ houses in the past 3 years, and I currently own 28 long term rentals.   

Partial notes are just a partial note in the loan's yield (not the loan itself) and in most cases, a second position on the loan (both upside and downside) by contract terms with Aloha. 

For instance, the term could be 3 years and add a clause that says they have to return the property to the condition it was in when they moved in, not just keep their deposit. 

And then go back to the broker/lender once you are serious or have it under contract about the deal for exact rates and terms

Everybody is different, some people like flipping, some like short term rentals, some like long term rentals.
