I have thought about direct mail campaigns and like the idea, but that tends to have at least a 2-3 month lead time on contacts.

@Jesse Jones-Smithhi. i tend not to advise people on personal residence items because... it's too personal. so i'll just pick one thing you mentioned and provide a comment. 

Also Pure White can tend to look “dirty” in rooms with less natural light. 

Residents tend to be drawn to that area because of the higher rated schools and proximity to restaurants, malls, etc.

While these contractors are certainly out there, in my experience they also tend to be the ones that work with home owners directly and charge "retail" prices, not "investor" prices.I would shop around with lenders to understand how they work with their loans.  

So won't tend to find as many oppotunities that work to maximize equity gained like single family homes.For single family homes you'll want to stick to neighborhoods under about $225k ARV in order to have rent/price ratios that make sense on the backend for holding as a BRRRR.

Lending terms on properties owned in LLC tend to require more equity and higher interest.  

Part of the “problem” is that unqualified  syndicators tend to take money from anyone who meets minimal governmental requirements.
