I own a couple vacant lots and looking to purchase more in a small area. 2/1s in Memphis, as far as I know, are as desirable as in a bigger market.

Also, how is the current demand for flips in the area?

The market is in the Berkshires in MA between Great Barrington and Catamount ski area. 

However, the next time I buy a house, if it's a buyer's market and I know the area I want to purchase well, I'll repeat this process if it's in a state with straightforward contracts.

They live in a semi HCOL area called Torrance (house is in a good zip code 90503).

Interested to hear from both seasoned pros, and people who got into this area of investing recently.....
