KEEP WORKING, sacrifice some stuff such as latest smartphones, fancy new cars, dining out, shop at discount stores, build up a bit of credit (takes a couple years), show a steady wage for a few years, buy a duplex, live in one side, let the other side pay your mortgage, KEEP WORKING the entire time, you will be amazed how quickly you can start saving money when you take large bills out of the equation such as rent/mortgage.  

I am rehabbing a Tri Level and from the dining nook to the lower family room is an area that will need a railing system of some sort.  

It will need a few minor fix ups as we want to keep it in great condition - new kitchen cabinets, fixtures, redo one bathroom and carpet in living/dining room and hallway. 

You will be stunned at the amount of money you have ignored in a year in the past. 

Insulated the built on porch, put in a gas fireplace, removed the wall between trailer and porch and put in Anderson Windows to capture the stunning view.

I was there a couple weeks ago, but they ended up cancelling due to construction of the dining room.  

Your LLC just ends up sending you to a BP met up in Hawaii for networking, buys a boat to wine and dine investors, and a couple of really nice cars.  

I know as I'm currently replacing a floor in my rentals kitchen, dining room and living room.

Could cut another 3 to 4 inches out above,,more than that would require extensive floor wall reno and a notch out of dining room floor/wall.
