I got her money back of course, I learned that being the nice guy (which I am known for) has to protect their clients interest at all costs and you have to really use your head and figure out how to get it done while staying the nice guy.  

I am in Florida and we have a strong STR market and most of my buyers bought at high rates and using AirDNA we were pretty spot on for the numbers and we were successful in being profitable.

These areas tend to have more affordable properties compared to central Phoenix and still offer strong rental demand and appreciation potential.

I have a client who has done flips in the Springs.

A client came in and I was looking at his financials and saw that he was bringing in about $50k a month and asked him what the heck he was doing to make that.

So all of the gain and depreciation recapture are initially still tax deferred.However, like Joe said, the down side is later when sold  you lose the 1031 option. the client will pay tax on all gain and depreciation recaptured from before the 1031 also. 

They must provide quality service, or their clients won't want to pay the price.
