The deals west of 315 and east of Glenwood Ave are B/B- range depending on the street they're on.

New HVAC, plumbing, electrical, floors, kitchen, baths & added a deck. 

The biggest things to compare: location, beds/baths, square footage, quality.Keep in mind, there may be ten other homes priced at $1800, but that doesn't mean they actually rent for that price.

Even units in the rear, not visible from the front street are not allowed to be residential and must be commercial.

So they’d buy the house across the street and make it nicer.
