If these have been great tenants with zero payment issues for over a year I typically give them a one time "get out of jail" card for a single late payment....one time only.

You probably don't need a partner on your first buy if you play your cards right. 

As an example, could the coffee shop offer them a discount (that you would pay or not) by showing some kind of card?

They have stolen money from many people.
