You do not simply ignore the fact that someone has spray painted "whore" on your property, As a landlord/investor it is your responsibility to immediately investigate and resolve the issue.  

A good paint, sprayed on the cabinets will look great, save you money, and freshen the entire kitchen.

IMHO ... you can never make popcorn ceilings look better.Time to spray, scrape and skim!

Mort interest, re tax, as well as rental related expenses... bug spraying, maintenance, yard care for that half ect The improvements you made to the duplex get added to it's basis and depreciated over the 27.5 years just like the property. 

we bought a cat pee flip.. took at least 6 months more to do the work,, kilzed joists under sub floor that had to be replaced, and behind the sheet rock we removed on the walls the urine and cat spray just was horrible..

Also, did they hand paint them or spray them?

Code didn't care that the tenant was likely the cause for the roaches considering we did a complimentary spray upon occupancy and we did not see any bugs the 21 days the home was vacant.  

I told him he needs to keep pets off the lawn for an hour after the gardener comes for the first time, and he asked if they would be spraying "toxic chemicals." 

So thats between $500 to $1500 if they are just doing their spray thing.
