We have solved for this as well.  

Most solutions to property problems can be solved with a 3 minute phone call (plumbing / AC issues, etc).  

When consulting investors I have tried to solve for this as well in negotiating with builders to offer rates in the high 3%s.  

It has never had as much publicity and clout at solving the problem than now.  

Do you honestly think you will never have to solve a problem once you have one of those?

I would tell the tenant that without a police report you are powerless to solve the problem.

The things I see go wrong with this is... 1) You have no clue on the area you are looking at.

I would love to see the fine print you are referring to though, perhaps that would give us a clue as to who you are referring to.

Thankfully we were able to transition to running a paddle board rental company and doing construction work, which was a great change compared to being trapped at a desk all day solving very difficult scientific and engineering problems!

So even if there are issues, they know I am actively working to solve it and not blowing them off.
