Entity structuring is one of those often-overlooked areas of Real Estate Investing that can be kind of like the flu- you don't really give much thought to it until you get it (it, in the case of entity structuring, being a lawsuit), but once you have it- you can think of little else.Let's face it folks, we live in a litigious society.

However, I see moving the cost of dead beat tenants to the landlord as another symptom of our society divorcing individual consequences from individual actions.  

A friend reviewed my letter and opined to me that referring to my self as "real estate investor", in my own letter would spook potential clientele due to the negative connotation the phrase has in modern society.

I want to buy that cheap 80 inch TV while getting paid $15-$25 per hr flipping burgers.Ultimately we live in a free market society.

Contact your local historic home preservation society (or similar group), and ask for their recommendations.

Not that the society can't afford this: look how easily we come up with similar amounts to bail out savings and loans, make war, give massive tax breaks to the wealthy.

For the inspection, I would look for someone certified by ASHI (American Society of Home Inspectors).  

There are laws on what corporations can and cannot do, but overall, they do a LOT MORE good for society than bad.
