So far I've had a tenant die the day after Christmas (a smoker) which cost me $2k to renovate his unit, another tenant sneak people into the house unapproved, constant lies, and the famous one guy always scheming to get out of the rent.

In addition to a WF there is a Gold's Gym and some bar and grill I've never heard of, and a pizza place.... like the area needs one more stinking pizza place.Since @Karelyn Cruz mentioned she was car-less let's focus on the areas that have MARC, WMATA bus & subway and have bike paths and semi-functional sidewalks.

I live a few hours from the cabin, but if I happen to be there, I'll bake cookies for the next guest.Charcoal and lighter fluid for the grill, hairdryers, first aid kit with itch relief ointment for bug bites, etc., umbrellas, ponchos, spices, cooking oil, coffee, tea sugar, detergent.

Same with grills, and tiki torches.I don't have any clauses in my lease agreement to prohibit any of this explicitly, but I have a clause that prohibits any action that may invalidate or increase my insurance - which allows me to not allow fire pits, bounce houses, trampolines, above ground pools etc...But recently I have had to send out various notices asking tenants to remove tiki torches and fire pits.

A high quality air filter will do better but if they are smokers or have pets the 3 month time frame can need replacement every 4 to 6 weeks instead.What happens is the air filter catches more stuff it then starts restricting the air flow.This also causes the bill to go up.You can use the cheap blue filters but they need monthly replacement.2.When was the last time the duct lines and vents were cleaned??
