I've received apps in the past where this was the exact situation only for the borrower to not qualify and be stuck. 

Also, any insurance claim for a burnt house will take a minimum of 2 months of investigation and it can go to a long *** court case depending on the situation.

These are not situations where you will pay a price down the road like not pulling permits for a kitchen/bath remodel.
